A renovation is a significant relationship as well as a construction project. Look at the work, understand who will be involved and pay attention to how clearly a contractor communicates before you decide.
Check credentials and coverage
Ask about the contractor’s license and insurance, and independently check current information through the relevant licensing authority. Understand who will be responsible for the work and what documentation applies to your project.
In California, the Contractors State License Board license check is an official starting point.
Review relevant work and references
Look for completed projects that help you evaluate the type of work you are considering. A portfolio shows the finished spaces; a conversation with past clients can help you understand the experience of getting there.
Ask how the team communicated, handled decisions and responded when questions arose. Then compare what you hear with your own priorities.
Know who will be in your home
Ask who manages the project day to day, which work is done by the crew and which is handled by subcontractors. Discuss how the different trades are coordinated and who your regular point of contact will be.
Understand the written scope
Read the contract and ask questions about the scope, schedule, payments, change orders and any warranty terms before signing. The proposal and plans should make clear what is included and what still needs a decision.
A useful discussion is specific. If something is unclear, have it explained and documented rather than relying on an assumption.
Pay attention to communication
Clear answers, a thoughtful conversation about your home and a realistic discussion of the work all matter. Choose a team whose approach makes sense to you and with whom you can comfortably raise questions.
